LENDER-FACILITATED Colliers is pleased to present the opportunity to acquire Sun Valley Studios (the "Property"), a state-of-the-art, purpose-built production campus located at 11038-11100 West Peoria Street in Sun Valley, California. Completed in 2024, the 10-acre campus spans two contiguous parcels and features seven sound stages up to 21,500 square feet with 35'-40' clear heights, totaling 243,300 square feet of production and support space, a scale of contiguous, purpose-built studio land rarely available within infill Los Angeles submarkets. Sun Valley Studios was built new, top to bottom, with the power, safety, and production infrastructure to support major studio tenants without compromise. Replicating a campus like this today would come at a steep premium, rising costs for steel, concrete, and specialized production infrastructure have made ground-up studio development increasingly difficult to underwrite, positioning Sun Valley Studios as a rare opportunity to acquire comparable product without absorbing that cost or the years-long entitlement and construction process required to deliver it. As the Los Angeles studio market matures and competition among facilities intensifies, productions are increasingly prioritizing modern, well-located, purpose-built stages over aging, converted product, positioning Sun Valley Studios to be a clear beneficiary of this flight to quality.
